Laboratory / Department Plant Operations
Plant Operations offers comprehensive services at The Rockefeller University including a full range of building trades services which are responsible for routine maintenance and minor/major space alterations, plumbing, electrical, carpentry, HVAC, grounds maintenance, locksmith, custodial, moving and setup services.
Under the supervision of the Associate Director, Plant Operations, will be responsible for safe and efficient operation and maintenance of the central boiler plant, steam and energy distribution system throughout the University, pressure-reducing valves, condensation pump discharge, and all other auxiliary equipment. Will generate and administer department budget on an annual basis. Will direct assistant chief, watch engineers, and all department personnel to achieve the goals of the department. Will use judgment to arrive at accurate decisions regarding the most efficient means and methods of accomplishing a task for the given circumstances. Will be responsible for the proper maintenance, repair, and renovation of all Physical Plant assets in his/her area of responsibility, as well as scheduling, cleaning and maintenance of major equipment (boiler/ chillers) during off season. Will prepare cost estimates, plan projects, and inspect for asset deterioration, gather data and forecast expenditures for budget preparation, and manage resources of manpower, tools, and materials efficiently to complete jobs within the allotted schedule and budget. Will communicate within the department, University, and with contractors in a readily understandable manner, maintain proper records for departmental use, and exert quality control to assure the completion of work in accordance with established specifications and standards. Will motivate employees by counseling, disciplining, and evaluating their performance, develop a productive and safe work force through training programs, and perform any duties in an emergency as determined by his immediate supervisor.
High School diploma or equivalent required with ten years of experience in a supervisory capacity and operation of a boiler plant facility or Bachelor's degree in Mechanical Engineering with five years of experience in a supervisory capacity and operation of a boiler plant facility. Ten years of experience in the operation of gas and oil-fired, high pressure boilers and five years of experience in the maintenance of steam distribution systems and refrigeration systems required. Current New York City Stationary Engineer and Refrigeration System Operators licenses required. Must be able to read and interpret diagrams, blueprints, and equipment manuals.
